What fees are involved?

System access fee of $9.00 per month. 25 cents per tenant payment. Returned items are $2.50 each.

How am I billed?

Billing is handled by our payment processor - your access fee and transaction fees are debited from your account monthly. An electronic statement is sent on the first of each month and your account is debited on the 10th of the month.

How do your rates compare to other providers?

Our rates are extremely competitive and are underwritten by two of the largest ACH and enterprise payment processing firms in the US - National Cash Management Systems and ProfitStars.

What do I need to apply?

Complete the form on this page, and we'll send you a link to complete the application process online through ProfitStars. You'll need to supply bank account information, verify your identity, etc. All info is completed online and supporting documents can be uploaded easily.

After I'm approved, what happens?

Once you've received your merchant ID #, you simply enter it on the Portal/Services page in 123Landlord, and turn on the Tenant Payments feature with one click! When your tenants log in to the portal, they'll see they can pay you online. It's that simple!

What else is included?

All your ACH transactions are initiated by your tenants via the tenant portal, and are completely integrated with 123Landlord. You can view your received payments in the system, and choose to apply the full (or partial) amount to any lease, due date, or charge type.

Are tenant payments secure?

Yes. All payments are validated and authorized for account validity and funds available before being initiated. While bounced checks are possible and a fact of life doing business electronically, the risk is lower and convenience is higher than with paper checks. All transactions initiated through the tenant portal are sent via https and SSL, using the same technology as banks and other secure websites.

What about Canadian users?

We are currently evaluating vendors to provide ACH/EFT payments to our Canadian users. Please let us know if you have any specific requirements.

You should complete as much info as you can - many fields and options may not be applicable to you.

Once your application is complete, approvals are usually processed within 48 hours.
